Urban Treasures Latest Updates

Urban Treasures is a brand-new Freehold condo launch developed by Fragrance Group Limited. The District 14 development is situated at 205 and 207 Jalan Eunos, and sits on the site of the former Eunos Mansions.

Fragrance Group bought the 107-unit Eunos Mansions in an en bloc sale at $220 million in March 2018.

The green line station of Eunos MRT, which is part of East-West MRT line, is about 14 minutes walk away.

A renowned and popular school in the vicinity is Maha Bodhi School, which is within the prized 1 kilometre radius from Urban Treasures. Maha Bodhi School is a Special Assistance Plan (SAP) Primary School, which allows it to offer Higher Chinese in its curriculum. There are only a few selected primary schools in Singapore which offer Higher Chinese.

Urban Treasures Project Details

The site area of Urban Treasures is approximately 106,376.50 square feet, with a plot ratio of 1.6 under the Singapore 2019 URA Master Plan.

Fragrance Group have estimated the expected TOP (Temporary Occupation Permit) Date of Urban Treasures to be around 30 June 2023.

There will be a total of 237 apartments in the project, housed in two 12-Storey residential blocks. The unit mix for the development ranges from 1 to 4 Bedrooms.

There are 48 apartments in the condominium which are 1-Bedroom. Their sizes would range from 452 to 517sf. The total number of 2 Bedrooms in the freehold development is 95, with floor areas varying from 624sf to 721sf.

3-Bedroom apartment sizes are from 883sf to 1012sf, with a total of 84 units to choose from. The 4-Bedroom apartments in the development have a built-in area of 1270sf. There are 10 units of 4-Bedroom in the project.

Urban Treasures is bounded by the roads Jalan Eunos and Bedok Reservoir Road. Eco-Scape, a nursery and garden centre at 201A Jalan Eunos, lies beyond the south-westen and southern boundary of Urban Treasures and provides a buffer from the main road of Eunos Link. High floor units facing East and South will enjoy unblocked views as they will be overlooking landed houses and low-rise apartments.

2019 URA Master Plan

With reference to the 2019 URA Master Plan, Urban Treasures is located in the Kaki Bukit planning subzone, which is part of the Bedok URA Planning Area of Singapore.

Bedok is an established estate with wide choices in excellent educational facilities, amenities and residential living choices. It has 2 shopping malls, Bedok Mall and Bedok Point, which provide residents choices in retail, leisure and dining options.

Frasers Property has plans to redevelop Bedok Point into a mixed-use development named Sky Eden@Bedok. The new District 16 Condo will have 12 commercial units on Level 1, while 158 residential apartments consisting of 2 – 4 Bedrooms will sit atop the retail shops.

Known for their assortment of delectable food throughout the estate, the plans of the Singapore Government are afoot to rejuvenate the mature planning area of Bedok with more amenities, recreational facilities and residential developments.

The new residential projects include infill developments throughout Bedok estate and the newly planned 60-hectare Bayshore precinct, which will be a new waterfront estate. The Bayshore precinct is set to have about new 6,000 Housing and Development Board (HDB) flats and 6,500 private residential homes within its boundaries. The future residents of the precinct will be served by the upcoming Thomson-East Coast line and the future Integrated Transport Hub located at Bedok South station.

There will be more healthcare facilities available with the addition of a new Eunos Polyclinic, which will house an Eldercare Centre proffering rehabilitation services.

Paya Lebar Central

Paya Lebar Central has been gazetted by the Singapore Government as a new sub-regional centre. It lies just about 2 kilometres from Urban Treasures.

Within Paya Lebar Central is a $3.2 billion urban regeneration mega development named Paya Lebar Quarter (PLQ). PLQ consists of a shopping mall named PLQ Mall, a residential project called Park Place Residences and Grade A offices, which are at the moment, the only Grade A offices outside of the Central Business District. The 3 office towers of Paya Lebar Quarter will add approximately one million square feet of office space to the area.

The imminent completion of the Grade A offices at Paya Lebar Quarter will provide more work opportunities for residents staying in the East, with an estimated 10,000 jobs being created when the offices are fully occupied. Meanwhile, the opening of the 340,000 square feet PLQ Mall add another shopping venue for the future residents of Urban Treasures. This would also allow investors in Urban Treasures to tap into the tenants working at Grade A offices and PLQ Mall.
